Land price and costs

The land price is € 225 per m², excluding (21%) VAT and costs for the buyer. The land price is valid until December 31, 2023. After this date, the land price will be indexed.

Selection criteria:

The function of the company must fit within the zoning plan for industrial estate Assendelft Noord, which can be consulted via the website;

The property is intended for own use;

No multi-company building;

Priority is given to companies that have to be relocated in connection with housing construction.

Conditions of sale

Deposit

After signing the purchase agreement, a deposit of 10% of the purchase price (excluding VAT) must be paid. This deposit will be settled with the purchase price at the notarial transfer.

Building

The plot must be built on with a commercial building in accordance with a (construction) plan approved by the municipality. The environmental permit must be applied for within six months of signing the purchase agreement and construction must commence within six months of the environmental permit being granted.

The entire construction must be completed within two years of commencement, in accordance with the environmental permit. If these terms are not met, a return obligation applies.

Condition of the plot

The building plot will be delivered in its current state, meaning that the building plot is accessible from the public road and can be connected to the sewer and other utilities. You must submit an application yourself for a connection to the utilities. You can do this via Myconnection.nl - Request utility connections. The costs for connecting the business premises to the utilities are for your account.

BIBOB investigation

Registration period

Registration takes place by completing the registration form (add link) and sending it by e-mail to Vastgoed@zaanstad.nl. The registration forms can be sent by e-mail from March 1, 2023 at 12:00 PM until March 31, 2023 at 5:00 PM. Entries after this period are invalid.
