The former Krommenie gas works site is located in Krommenie and is owned by the Municipality of Zaanstad. The adjacent buildings comprise 1.5-storey worker’s housing. The site is almost ready for building on and can be developed immediately. The future access road and cables and pipes are already in place. The area is included in the new Krommenie zoning plan as a site whose designated use has yet to be determined. On the eastern side of the planned development area near the auernasche Vaart there will be 5 to 6 plots sold as ‘PO’ (Private Commissioning) plots. The design of the public area will have to be further detailed.

Location And accessibility

The area covered by the plan is located close to the Zuiderhoofdstraat – the Krommenie high street. Krommenie is a green sub-municipality of Zaanstad. It is an ideal location for young and old. There is a rich social life which includes football, swimming and athletics clubs. Krommenie also has a true "town centre" with attractive shopping streets and enjoyable evening entertainment.
The area is also within cycling or walking distance from the NS station Krommenie-Assendelft. There are also good links by car with the A8 national trunk road heading for Amsterdam and other cities.

Acreage

The project-based development site extends to approximately 10,000 m2. The Private Commissioning area covers approximately 1,600 m2. A draft urban development plan assumes the release of approximately 4,500 m².

Zoning Plan

The Krommenie Zoning plan, NL.IMRO.0479.STED3763BP-0301, was adopted in July 2013. No operating plan has been adopted. The zoning plan has to be detailed before building work can commence, with due regard for: maximum building height of 10 metres for most of the area. The maximum building height for other areas is 12 metres.

Property Specific Information

Decontamination
The land on the site has been completely decontaminated. Groundwater decontamination will still have to be carried out on a small part of the site at the planned location of the car park. This will not form an obstacle for house building.
Gas distribution station
On the western side of the area to be developed there is a Nuon gas distribution station. The feed-in gas pipe runs under the access road.
Foundation problems
The houses in the vicinity have had major foundation problems for a long time due to the presence of pine pile posts. A number of houses subsided immediately. Following this it was decided to stop the development of the gas works site.
Piles present
At the location of the 2 former gas tanks, the old foundation piles have been cut off and the remaining piles are still in the ground.
